Project Updates from the OPM

The Wahconah Team has been busy estimating the 60% CDs (Construction Documents) the last month and presented the updated estimate to the SBC on 12.18.19.  There were two independent estimates done that were within 1.3% of each other and both were under the current approved MSBA construction budget.  Value engineering was not needed at this juncture to meet the budget but the team will assemble a list of potential cost savings items for CBRSD’s consideration.

DRA and Skanska also briefed the SBC on the project schedule and the 60% Construction Document design.  The SBC voted to authorize Skanska / DRA to make the 60% CD submission to the MSBA (Massachusetts School Building Authority).   

Additionally, the team has bid the first early package, Design Assist Precast Concrete, and received have received two bids for this work both of which were under the DD estimate for this work.  The SBC authorized Barr & Barr to award a subcontract for this work with a not to exceed value of $2,984,864.   The team will be interviewing both bidders to determine which frim would be most beneficial to the project from a price, quality and schedule perspective.

The team has also initiated the File Sub Bid Trade subcontractor prequalification process.  The RFQ will be available to subcontractors beginning next Wednesday 12/17/19.  The entire team is encouraged to make all local subcontractors aware of this and to encourage them to submit prequalification statements so they can bid the work later this spring.  This is all being done per the requirements of MGL 149A.

Skanska and CBRSD also issued an RFP for the MSBA required Peer review of the structural drawings.  The response to this RFP is due in early January and the peer review will be done on the 90% CD documents. 

DRA has significantly advanced the design to the 60% CD level.  The next step will be to advance the design to the 90% level by February 2020.  At this time the team will bid the other early packages which include sitework, structural steel and cast in place concrete. 

The project is still schedule to break ground sometime in March 2020 depending on the weather and temperature.
